Real Estate Listing Description Examples

Eight property types, each with a weak "before," a stronger Fair Housing-safe "after" and a note on why it works.

Short answer: the best real estate listing descriptions open with one specific, verifiable feature, give the key facts (beds, baths, square feet with source, lot, updates with years), describe the property rather than the buyer, and fit the MLS character limit. Below are 8 before-and-after examples you can adapt. All properties are fictional.

8 listing description examples (before & after)

Single-family, warm

Lead: Fenced backyard, new roof and three bedrooms

Before: Welcome home to this stunning gem, perfect for a young family in a safe neighborhood with great schools!

After: A fenced backyard, a 2024 roof and an updated kitchen anchor this 3-bed, 2-bath home on a quiet street in Maple Ridge. The open living area flows to a covered patio, and the primary suite includes a walk-in closet. 1,850 sq ft per county records on a 0.25-acre lot. Zoned for Maple Ridge Elementary, per district; buyer to verify.

Why it works: Leads with verifiable features, removes familial-status and steering phrases, cites the square-footage source.

Condo, modern

Lead: Floor-to-ceiling windows and a 9th-floor view

Before: Ideal for young professionals! Exclusive building in the best part of downtown.

After: Floor-to-ceiling windows frame the skyline from this 9th-floor, 1-bed, 1-bath condo. The kitchen has quartz counters and an induction range, and the unit includes in-unit laundry and one deeded parking space. Building amenities per HOA: fitness room, rooftop deck and 24-hour front desk. HOA fee covers water, trash and building insurance.

Why it works: Swaps a resident type ("young professionals") for features; turns "exclusive" into verified amenities.

Luxury estate

Lead: Architecture and materials

Before: Prestigious enclave for discerning buyers.

After: Designed around a two-story limestone great room, this 5-bed, 6-bath estate pairs white-oak floors with a chef's kitchen featuring dual islands and professional-grade appliances. A glass wall opens to a heated pool and covered loggia. Additional features: a temperature-controlled wine room, a 4-car garage and whole-home generator.

Why it works: Luxury tone comes from precise materials, not from describing the buyer.

Single-level / accessible

Lead: Main-floor living

Before: Perfect for retirees and empty nesters!

After: Single-level living with a zero-step entry, wide hallways and a primary suite with a curbless walk-in shower and grab bars. The kitchen opens to a sunroom overlooking a low-maintenance yard. 2 bed, 2 bath, attached 2-car garage.

Why it works: Accessibility features are fine to describe; age and household preferences are not.

Starter home, concise

Lead: Price and updates

Before: Great first home for a newlywed couple!

After: 3 bed / 1.5 bath with new LVP flooring (2025), a fresh kitchen and a detached one-car garage. Fenced yard. 0.4 miles to Riverside Park. Offered at $279,000.

Why it works: "First home for a couple" becomes facts: updates, price, distance.

Townhome

Lead: Low-maintenance living

Before: Safe, quiet community full of friendly neighbors.

After: End-unit townhome with an attached garage, private patio and HOA-maintained landscaping and exterior. 3 bed, 2.5 bath, with a vaulted primary suite and a main-level half bath. Community pool and walking trails per HOA.

Why it works: Removes claims about neighbors and safety; uses verified HOA facts.

Land

Lead: Acreage and utilities

Before: Bring your dreams!

After: 5.2 wooded acres with 340 feet of paved road frontage. Electric at the road; well and septic needed. Zoned R-1 per county GIS; buyer to verify permitted uses and permits with the county.

Why it works: Gives the facts land buyers actually look for and avoids speculation.

Multi-family

Lead: Income details

Before: Perfect investment, tenants will love it!

After: Duplex with two 2-bed, 1-bath units, separate meters for electric and gas, and off-street parking for four cars. Unit A updated in 2024 with new flooring and appliances. Current rents and leases available to qualified buyers upon request.

Why it works: States verifiable income-property facts; avoids describing tenants.

What the good examples have in common

  • The first sentence names a real feature, not "welcome home"
  • Numbers carry a source ("per county records," "per HOA")
  • Upgrades include years
  • No adjectives about people, safety or school quality
  • School mentions use "Zoned for X, per District. Buyer to verify."

FAQ

Frequently asked questions

What is a good opening line for a listing description?

Lead with the single most distinctive, verifiable feature, e.g. "A screened porch with a stone fireplace…". Avoid openers like "Welcome home" or "Stunning gem."

What words sell a house in a listing?

Specific nouns beat adjectives: "quartz island," "2024 roof," "fenced half-acre." Concrete facts and years build trust with buyers.

How do you write a listing description for a fixer-upper?

Be factual and positive: state the lot, layout, location facts and what has been updated, and use "opportunity to update" rather than overselling. Disclose known conditions as required.

Can I copy these examples?

Yes. They're fictional samples. Replace every fact with your own verified listing data.
