Short answer: give the AI only verified property facts, tell it your MLS character limit and Fair Housing rules, ask it not to invent anything, then edit and check the draft before publishing.
Step by step
- Gather the facts. Beds, baths, square feet with its source, lot size, year built, top features, recent updates and named nearby places.
- Use a structured prompt. Our free generator builds one for you. Paste it into ChatGPT or Claude.
- Set the rules in the prompt. Character limit, no emojis, no invented facts, describe the property and not the people, schools only as "Zoned for X, per District. Buyer to verify."
- Ask for extras. A headline, social captions and a list of phrases the AI thinks you should double-check.
- Edit for accuracy. Compare every claim against your data. AI can make up features.
- Run a Fair Housing check. Paste the final copy into the Fair Housing checker and fix anything flagged red.
- Publish after your own review. You, the licensed agent, are responsible for the copy.
Example prompt skeleton
You are an experienced real estate copywriter. Write an MLS description (under 1,000 characters) using ONLY these facts: [facts]. Open with the strongest feature. Describe the property, not the people. Follow the U.S. Fair Housing Act. No school ratings, no safety claims, no "perfect for [type of person]." Don't invent anything. Then give a headline, 3 social captions, and any phrases I should double-check.
Common mistakes
- Letting the AI add "perfect for a growing family" or "safe neighborhood"
- Leaving in invented upgrades or measurements
- Going over the MLS character limit
- Generic openers like "Welcome home!"
